Real Estate Transfer Tax

I was able to gain more information regarding a request by Linda Cone to be on the agenda last BOA meeting.  Apparently there will be a proposition on the November ballot to amend the state constitution that would prevent new transfer taxes on real estate in Missouri, which is backed by the Missouri Association of Realtors.  The measure will say:
"Shall the Missouri Constitution be amended to prevent the state, counties and other political subdivisions from imposing any new tax, including a sales tax, on the sale or transfer of homes or any other real estate?"
Linda had requested a spot on the agenda, Mary Hoy suggested she appear and make her case during public comments.  Linda did not appear at the meeting.

Pity WLIC is exempt from the proposal.

I saw a real estate flyer a few weeks ago where the seller stated that they would cover the WLIC transfer tax for any buyer. In this real estate market, it's hard enough to sell a house without adding another fee on top.

Personally I think the WLIC transfer fee is a bunch of caca. First of all unless it is a NEW house, fees have already been paid EVERY year by the owner of the house each year. Why should WLIC get MORE money. Now I could see if when the house is sold the seller gets a refund of ALL the thousands of dollars they have paid into the WLIC, that we charge the new person to make up the difference.
Oh WAIT the seller does NOT get any of the thousands of dollars back, so why is there a DOUBLE JEAPARDY?????

Taxes are caca.Govt is the enemy

Paying for services we receive is caca Somebody else should pay for it
Maybe we can pass along WL debt to our kids too Lets cut all taxes and kick the can down the road even more than we have

Anon 10-5 5:06pm I don't think anyone said "taxes were caca" I think anon 8:05am has a valid point. The gov't doesn't have you pay taxes on your car when it's new and then for the next 10 years you own it, then when you sell it and the next person pays their taxes say "Oh wait you need to pay the SAME taxes the last person has already paid for the previous 10 years" lets not act like jack **** and listen to VALID points.
Also WLIC wouldn't have such debts if they didn't keep BUYING properties (which FYI members ARE paying for, so that DEBT isn't going on to ANYONE'S kids) and suing people over REDICULIOUS "CACA". Like the whole cutting down trees. I've driven by that house on Eastside. First aren't WLIC members having to walk down that families driveway to get to the land in question????

The WLIC are your neighbors who volunteer It is us the people change but the complainers who never serve never stop complaining
Alot of people continually complain about the cost associated with living here Now you are complaining about the cost people who want to live here will pay!
If you dont pay personal property tax on your car and boat every year you might want to look in to that

First I did not say anything about NOT paying I said the NEW owner of a USED item would not still be paying the taxes ALREADY PAID IN PREVIOUS YEARS by the original owner they would pay the taxes for when THEY OWNED the item. Paying for something that was ALREADY PAID is DOUBLE JEAPARDY! GET REAL...
As for Volunteering I DO volunteer quite a bit, so please don't assume (we ALL know that saying) that if we complain that we don't HELP out around our community. I help with SEVERAL clubs here at the lake as well as voting, etc.
Now I CAN see asking new owners to pay a fee if the owner selling was getting a REFUND of the fees that have ALREADY been paid instead of asking to have them paid a SECOND time for that property by the NEW owner. Do we not have a hard enough time trying to sell property??????

If you buy a used car do you have to pay tax even though the original owner already paid taxes on it ?

You didnt say you volunteered for WLIC The WLIC is like your clubs are they are made up of neighbors

Why do you cast them as a tax hungry entity?

I must say you are a great citizen voting and all...

By voting I meant I help with the poles. And yes I have done LOTS of volunteer work for WLIC, I was simply pointing out that you can help with lots of DIFFERENT types of orgnaizations or groups and still have complaints.
As for do you have to pay taxes YES and I believe that has ALWAYS been no matter how OLD you are. You pay sales tax when you buy on the purchase price and you pay personal property tax every year as long as you own the vehicle. However I'm sure if you are old enough to type your cleaver comments on here you are OLD enough to know that! As also I am SURE you have never paid taxes on a used vehicle for the years you did NOT own it!!! Nor did the orginal owner get a refund of personal property taxes they had paid in years past when they sold to you

To 5:33pm: I just love it when someone likes to use the "neighbor card" excuse to make a point. Word of advice: drop the "neighbor" b**ls**t. You're not fooling anyone. There are a couple of WLICs who are fully self-serving, do not treat their neighbors like neighbors and if anyone in charge at the WLIC would open their eyes and ears, they would realize it.

I dont agree with a lot of what the WLIC has done We have had many on the board who did more harm than good but thats why we vote

You should run for election . Seems like that would be the best way to counter what you call self serving behavior

What is bullshit is to claim the dozens of different volunteers over the years who gave hours of free time are out to screw you with taxes and assessments.Dont forget those unfair taxes apply to the WLIC boardmember also

Whats bullshit is the endless whining about the cost to run the improvement company

Hank N. is apparently the WLIC designated boat in and out mover. Since the existence of Weatherby Lake, foam left at various points were for anyone and everyone for use when taking their boats out. Not for one individual. He has picked it all up and has declared it is his and any other foam left out there is also his. Because he is the one and only to move boats? If someone were to see and take an abandoned foam piece they are stealing his property? Self-serving and was not elected to that position. Is there a choice of someone else?

Does anyone have any information WLIC is misspending our money?
If you do be very specific.

One way or another income has to come from somewhere to keep it clean, boat on it, maintain it, etc.
If people do not like the way WLIC is “taxing” our properties do you have a better way of fairly extracting money from the people of WL?
If you have a suggestion, then present it.
Because one way or another the SAME AMOUNT of income needs to come in to run and maintain this lake.
If one cannot afford to pay for a lake, then move down the road to place that doesn’t have a lake then you won’t have to pay for it.
